SITE INVESTIGATION REPORT SERVICES

The RSI Group SIR is highly detailed and a comprehensive summary of myriad development timelines, costs and issues. It includes; Planning and Zoning Code requirements as they relate to proposed use and development of a project encompassing site design criteria guidelines, identification of applicable code for Building Department, Fire and Health Department regulations and permit fees, impact fees and utility fees among others; critical permit and/or planning entitlement issues; identification of utility locations and costs for extension of new services; contact information for all governing agencies and utility companies.

RSI Group adds particular value by establishing key, up front relationships with city, county and state authorities to obtain critical feedback for determining the feasibility of a given sites’ development factors.

DESIGN BUILD / PLAN REVIEW SERVICES

Design/Build Services – creating and reviewing plans, value engineering, then executing the on-time construction ­– brings the greatest accountability and synergy to development projects. As both a client advocate and builder, RSI Group serves as the pro-active, “eyes”: Always orchestrating innovation and accuracy into each design phase to assure the final construction process meets aesthetic needs, budget criteria and is favorable to the eventual operations of the project.

By understanding both the operational and construction aspects of the project, RSI is able to identify issues up front to avoid re-design, delays and unnecessary costs. Architecture, engineering and consultants work hand-in-hand to reach a design that is both functional and cost effective. And as construction documents are prepared, we conduct reviews to verify that all necessary details are included to avoid change orders and stay on the assigned schedule.


FULL PERMITTING SERVICES

The most common cause for delay of the project initiation date is untimely obtainment of the necessary permits. RSI personally oversees all submittals, plan pick up, meetings with plan reviewers and coordination between the client, architect and design team to assure completion of the Building Permit process. More, RSI works closely with consultants to keep them fully informed of requirements and to manage their ability to meet the deadline. The Team acts as the client representative with Design Review Boards, Planning Commissions, City Councils, Zoning administrator and others. RSI has processed permits in over 40 states and is familiar with the varied permit procedures of each.

Finally, our extensive experience working on multiple projects throughout the nation allows us to advise the architect and owners about common plan check corrections and advise of any specific information required up front to limit the amount of plan check corrections received.


CONSTRUCTION MANAGEMENT SERVICES

RSI Group provides complete construction management services from the bidding process to issuance of Certificate of Occupancy. We qualify each contractor – either the client’s vendor or from our pre-qualified “stable” – to ascertain the best fit for a given project. The construction kickoff process is set into motion and regular meetings with the client and contractor are facilitated to ensure best practices are used and the project remains on schedule and within the budget.

RSI maintains a vigilant hands-on working relationship that serves to secure cost efficiencies, scheduling opportunities and monitor overall contract compliance and “draw” requests.


TENANT COORDINATION SERVICES

Tenant Coordination is a complimentary program of services that are often needed congruent with Construction Management Services and help a company and its staff assimilate smoothly into a new project. Services include but are not limited to: 

  • Coordinate with leasing, construction, operations departments and directly with management to facilitate tenant approvals and build outs.

  • Provide management guidance regarding all design and construction activities.

  • Assist tenants with rules and regulations and ensure department and corporate guidelines are met for audit compliance.

  • Review potential deals for acceleration, design, and construction activity.

  • Work with local governmental authorities to develop expedited plan review, establish construction inspection requirements, and accelerate the issuance of a CofO.


FF&E PROCUREMENT AND MANAGEMENT

Our deep exposure to FF&E industry resources, coupled with a dynamic delivery process, provides a valuable, objective platform to conduct thorough competitive bidding processes and optimum pricing for owner supplied items. Plus, as informed purchasing decisions are made, RSI continues tracking and installation scheduling of all items with a global view of critical deadlines.

This global overview also benefits the review of each contract: “overlaps” or missed items between the multiple vendors can be identified resulting in additional cost savings. RSI has compiled an extensive selection of preferred vendors should the need for a more competitive bidding scenario arise.
